Where to settle in Cyprus: the districts, by character and cost

The Republic of Cyprus is small, but its towns have distinct personalities and price tags. Where you settle shapes your daily life more than the size of your home, so it is worth choosing with open eyes.

The coastal towns

Limassol is the cosmopolitan heart — business, marina, international schools and the island's liveliest dining, with prices to match. Larnaca is gentler and more affordable, with the main airport on its doorstep and a growing seafront regeneration, which makes it a favourite for first-time movers. Paphos, to the west, trades pace for character, history and greener surroundings, and tends to be kinder on the budget.

The capital and the east

Nicosia, inland, is the administrative and financial capital — no beach, but the deepest local life and often better value for space. The Famagusta free area — Ayia Napa, Protaras and Paralimni — is the resort coast, glorious in summer and quieter in winter. Each district has its own market, and a local agent will read it far better than any national average.
