The Cyprus property market is really several markets wearing one name. A seafront tower in Limassol, a stone house in a Troodos village and a new apartment near Larnaca airport answer to different buyers and different logic — so the first task is not to find a home but to understand the map.
Limassol commands the highest prices, driven by its business and marina scene; Paphos and Larnaca are gentler and popular with lifestyle buyers and retirees; Nicosia offers space and everyday value inland; and the Famagusta free-area coast trades on summer glamour. Within each, a street or a sea view can move the price more than the square metres.
You will meet new-builds sold off-plan, resale homes, and land. Whatever you choose, the process runs the same way: a reservation, an independent lawyer's title and contract checks, a deposit lodged at the Land Registry, and completion. The single best decision a buyer makes is to instruct their own lawyer early.
