Rent first to learn the island, or buy to put down roots — the honest trade-offs, and how to do either without missteps.
Almost every newcomer faces the same first decision: rent or buy. There is no universal answer, only the one that fits your certainty. If you are still choosing a town, rent — a year in a place teaches you more than a hundred viewings. If you already know where you want to wake up, buying can be the better long-term home for your money.
The rental market moves quickly in Limassol and the coastal towns, more gently inland. Work with a licensed estate agent, read the tenancy carefully, and expect to provide identification and often a deposit of one to two months. A good agent will also explain the neighbourhood — schools, traffic, which streets catch the evening breeze.
Buying in Cyprus is well-trodden for international purchasers, but it is not a place to cut corners. Instruct an independent property lawyer — not the seller's — before you sign or pay anything. They will check title, search for encumbrances, and handle the contract and its deposit at the Land Registry. Only then does the pleasant part, choosing the home, become the safe part.
